HARD MONEY (Cash Partner- ask what applies)

1. What types of properties do they deal with? (residential, commercial,etc.)



2. What is the minimum and maximum loan amount you will loan?



3. How long of term can the loan be extended out to? (3 or 6 month loan, 1 year, etc.)

Will they give you an extension?

4. What is the average interest rate? (IF CASH PARTNER WHAT WOULD YOU LIKE TO MAKE AFTER EXPENSES, 50-50% SPLIT?)



5. How many points upfront? (can it be wrapped into the loan?)



6. How much equity is required? What is highest LTV?



7. If there is enough equity, do you pay for the ARV/after repaired value? (100% financing)



8. What is the turn around time from a "letter of intent" to closing?

Once we give them the property information how long will it take to fund?

(may be determined where they are getting the funding from ex Cash, HELOC, Credit Card etc. If CC make sure you educate them on 0% financing for

balance transfers or use a low interest rate CC.



9. Is there any prepayment penalty?



10. Is a credit check required?
